A Czech company
with a vision for cities

We are a Czech company that has been turning old buildings into new stories for over thirty years. We specialize in the reconstruction of historic buildings and the construction of modern urban housing. Each of our projects is based on the belief that quality architecture, craftsmanship, and attention to detail are not the privilege of luxury but the standard that people deserve.

We believe in the city as a living organism. That is why our buildings always fit into their surroundings – with respect for the place, history, and the needs of contemporary life. We choose projects that have the potential to change neighborhoods for the better. And instead of development plans, we write stories that you will want to follow.

33 years of stories

2019-present

New energy, new era

In recent years, we have expanded our profile with City Empiria, the Transgas plot, the Grand Pardubice, and the Plynárenská 1 area in Brno, where we also have a branch. The volume of acquisitions has exceeded tens of billions and sales have stabilized at more than 1.5 billion per year. Our activities are growing hand in hand with the team, which today has over 120 employees. Even after three decades, we remain active and are looking for new opportunities to turn the city into a home.

2019-present

2012–2018

The courage for big visions

Between 2012 and 2018, we purchased dozens of buildings and made key acquisitions such as Dlážděná Palace and Břehová 8. The volume of purchases reached billions and annual sales were in the order of billions. During this time, we also added iconic buildings such as the Dancing House, Dům módy (House of Fashion), Kotva, and the Koh-i-Noor complex to our portfolio. Each of these steps showed that we have the courage to embark on visions that change the face of the city.

2012–2018

2005–2011

Beyond the ordinary

At this stage, we bought 211 buildings with a total value of 5.4 billion CZK. Sales reached 430-575 million per year, which allowed us to expand further. A significant acquisition was Pařížská 23, a warehouse space in Zličín, and in 2008, we obtained a building permit to redevelop the Evropa Hotel, where we later signed a contract with the prestigious W Hotels brand from the Marriott portfolio. It was a time that pushed us towards bolder projects.

2005–2011

1998–2004

The foundations we built on

The second half of the 1990s and the beginning of the new millennium were a period of steady growth for us. By 2004, the portfolio had grown to more than 300 buildings, most of which were renovated and subsequently sold. The value of purchases during this period approached 1.4 billion, and sales continued to generate hundreds of millions annually. These were the years when we firmly established ourselves in the real estate market and set the standard for our further work.

1998–2004

1991–1997

First steps, first icons

In 1991, the company was founded by three employees. During the first few years, we bought over two hundred buildings, most of which we successfully sold after reconstruction – both as entire buildings and as individual units. The volume of purchases exceeded one billion CZK and sales were steadily bringing in 150-200 million per year. We also established a brand in Pardubice. In 1995, the Prague Metronome, a symbol that has accompanied us to this day, became part of our portfolio.

Iconic buildings from our portfolio

Dancing House

Dancing House

We have owned this famous building since 2013. The Dancing House – an architectural icon of Prague – the result of a collaboration between Frank Gehry and Vlado Milunić, is one of the most photographed buildings in the city. At PSN, we bought it with respect and with a clear goal: to preserve its significance, maintain its technical quality, and to make it accessible to more people. Here you will find exhibition spaces, offices, and a renowned restaurant with a view of Prague Castle.

Metronome

Metronome

A Letná icon that shows time a little differently. The Prague Metronome, a kinetic sculptural object by Vratislav Novák from 1991, stands on a site with a significant yet troubled past. Today it is a symbol of movement, change, and perspective. PSN is the long-term custodian of this cultural landmark – and even though it doesn’t measure seconds, its significance endures.

City Empiria Skyscraper

City Empiria Skyscraper

The third tallest building in the Czech Republic, originally called Motokov, was built in 1977 as a symbol of modern Prague. Designed by a team of architects led by Zdeněk Stupka, it has become an icon of the Pankrác Plain. With a height of 104 meters and a distinctive silhouette, it is one of the most architecturally striking projects of its time.

Dlážděná Palace

Dlážděná Palace

This representative city palace in the heart of Prague was built in 1876 according to the design of architect Josef Schulz, the author of the nearby National Museum. The building on Dlážděná Street has preserved its monumental historicist facade and the layouts of its interiors. At PSN, we focused on restoring its architectural value and opening it for new use, which corresponds to contemporary Prague.

Vanguard Prague

Vanguard Prague

The former Microna industrial complex in Modřany was transformed into a residential project in 2024, combining industrial character with modern design. Architect Karel Trachta, together with the studios OOOOX, SKULL, Ivanka Kowalski and Michaela Záhorovská, restored the building with respect for its original form, but transformed it into a timeless place to live.
