2025 in Review: Record Results and Projects That Moved PSN Forward

291 units sold, CZK 4.2 billion in revenue, and hundreds of new lease agreements. Behind the figures that marked a record-breaking 2025 lies years of work on projects driven by a clear vision, high-quality architecture, and the ambition to transform entire neighbourhoods. The past year confirmed that this long-term approach delivers value not only for us, but above all for our clients.

A Long-Term Strategy Behind the Numbers

The real estate market gradually returned to a more stable footing in 2025. As buyer confidence strengthened, it became increasingly clear that purchasing decisions are no longer driven solely by price or apartment size. Today, the overall quality of a project plays a decisive role – its architecture, location, construction standard, and the way it enhances everyday living. These principles have shaped PSN's approach for many years, and in 2025 they translated into another record-breaking year. We sold 291 residential and commercial units, completed five whole-building transactions, and signed or renewed 571 lease agreements. Our total turnover reached CZK 4.2 billion.

Projects That Defined 2025

Beyond the business results, 2025 was a year of major milestones across our portfolio. In Prague's Vršovice district, we commenced construction of JITRO, a new residential development comprising 179 homes that will create a vibrant urban neighbourhood with a strong emphasis on public space and high-quality architecture. Significant progress was also made on the redevelopment of the former telecommunications exchange in Fibichova Street, which will be transformed into a modern rental housing project. At the same time, we continued the careful renovation of historic apartment buildings across Prague, gradually delivering around 200 new homes in some of the city's most desirable locations.

Another key milestone was obtaining the building permit for KOH-I-NOOR, one of Prague's most significant brownfield regeneration projects. The combination of new developments, sensitive restoration of historic buildings, and the revitalisation of former industrial sites remains one of the defining characteristics of our portfolio.

Rental Housing as a Core Part of Our Portfolio

Alongside residential sales, our rental business continued to grow. During the year, we signed 333 new lease agreements and renewed a further 238. Demand continues to confirm that tenants are looking not only for high-quality spaces but also for professional property management, excellent amenities, and well-maintained buildings. This is why we continue to expand our pipeline of rental housing projects to meet growing demand.

Growing Together with the Cities We Invest In

2025 was about much more than Prague. We also achieved significant milestones in other regions. In Pardubice, we completed the reconstruction of the historic Grand Department Store, which reached full occupancy and received ThePrime Awards recognition for Best Reconstruction Project. In Špindlerův Mlýn, we completed the Slunečný svah project with its successful final approval, bringing a sensitively restored mountain residence to market. Brno also saw major progress. We launched both the sales and construction of the first phase of Brno Jedna, while expanding our portfolio with additional strategic development sites. Alongside the ongoing preparation of the Juliánovské náměstí and Komárovské nábřeží projects, we continue to strengthen our long-term presence in the Moravian capital.

Finding Opportunities Where Others Don't

Acquisitions remain a key driver of our long-term growth. In 2025, we expanded our portfolio with nine apartment buildings, acquired the landmark Dům U Nováků on Vodičkova Street, and entered the German market. Our focus extends far beyond a single property type. We seek locations with untapped potential and give them a new purpose – whether through careful renovation, adaptive reuse, or entirely new development. The ability to recognise opportunities where others see obstacles has long been one of PSN's defining strengths.

Looking Ahead to 2026

We continue to advance major developments including Vinohradská 8, Fibichova, and KOH-I-NOOR, while preparing additional residential projects and expanding our team across development, acquisitions, and property management. Because successful development is about far more than constructing buildings. It is about creating places that will continue to serve people and cities well for decades to come. That is the vision that will continue to guide PSN in the years ahead.
