Sales Launch of Jeruzalémská 4: A Residential Project in the Heart of Prague

We are launching sales of Jeruzalémská 4, a new residential project created through the renovation of a Functionalist building in Prague’s New Town, directly opposite the iconic Jerusalem Synagogue. The project will offer 44 residential units ranging from studio apartments to three-bedroom duplexes, complemented by private wellness facilities and a retail space on the ground floor.

Jeruzalémská 4 occupies a prominent corner at Jeruzalémská Street and U Půjčovny Street, just a few minutes’ walk from Wenceslas Square, Masaryk Railway Station, and Prague Main Railway Station. The location has long been one of the most distinctive addresses in New Town, combining historic architecture, business, gastronomy, and the cultural life of the city centre.

"Jeruzalémská 4 attracted our attention from the very beginning, not only because of its location but also because of the building’s remarkable story. It was originally commissioned by the grandfather of the former owners and remained part of the family’s property until the socialist era. Over the decades, the building naturally reflected the transformation of New Town – it originally operated as a guesthouse, with a tavern on the ground floor. The descendants of the original owners regained the property through restitution, after which it underwent a complete renovation for the National Development Bank, which occupied the building from 1991 until 2023. This authenticity and continuity of urban life give the project its exceptional character," says Marcel Pecko, Head of Acquisitions at PSN.

PSN is now restoring the building’s original residential purpose.

"There are very few buildings of this kind left in Prague’s city centre. Jeruzalémská 4 combines strong architecture, an exceptional location, and an authenticity that does not need to be artificially created. Our goal has been to preserve the character of the Functionalist building while creating a project that will remain relevant and sustainable within the context of the modern city," says Štěpán Smrčka, Development Director at PSN.

The project will feature apartments delivered in a fit-out standard, with an emphasis on timeless materials and attention to detail. Standard specifications will include oak flooring, traditional wooden casement windows, designer sanitary ware, and fully refurbished common areas. Residents will also have access to private wellness facilities with a sauna and cooling plunge pool, an elegant entrance lounge, and a laundry room.

The project’s location plays a key role in its appeal. In recent years, New Town has undergone a significant transformation and continues to attract buyers seeking a combination of a central address, high-quality architecture, and long-term investment stability.

"We have seen consistently strong demand for this type of property in Prague 1, particularly from investors. Jeruzalémská 4 combines quality architecture, an outstanding location, and a type of real estate that is becoming increasingly rare in the centre of Prague," adds Jaroslav Macháč, Head of Sales at PSN.

The completion of Jeruzalémská 4 is scheduled for the first half of 2027.
