Sales have officially launched for the residential project Želivského 3, created through the complete renovation of a traditional apartment building in one of Prague 3’s long-established and sought-after neighbourhoods. The project will deliver a total of 30 units, the majority designed as 2-bedroom apartments with kitchenette – currently the most in-demand layout in the Czech residential market.
Smaller apartments, particularly studio and one-bedroom layouts, account for approximately 70% of demand within the compact housing segment. Želivského 3 responds to this trend with an emphasis on practical, well-designed living spaces that meet the needs of individuals, couples, and investors seeking stable opportunities in Prague’s wider city centre.
Comprehensive Renovation with Respect for the Building’s Character
The project involves a full-scale renovation of the building, including façade restoration, complete refurbishment of common areas, and the sensitive preservation of original architectural features. Želivského 3 will offer 28 residential units ranging from studios to two-bedroom apartments, as well as two commercial spaces on the ground floor. Each apartment will include a private storage unit. Selected residences will feature outdoor spaces – top-floor apartments with terraces and basement-level units with private front gardens oriented towards the peaceful courtyard. All apartments will be delivered in a fit-out standard following complete renovation. The specification includes wooden flooring and bathrooms fitted with sanitary ware.

The building is located just steps from the Nákladové nádraží Žižkov tram stop. The Želivského metro station can be reached within minutes by public transport, and Prague’s city centre is accessible in approximately 15 minutes.
