The JITRO residential project in Prague’s Vršovice district has reached another major milestone. Following the completion of the substructure works, construction has now moved above ground and the building is beginning to take on its final form. At the same time, in response to continued buyer interest, we are releasing a new selection of homes for sale.
Located at Litevská 8, JITRO will offer a total of 144 residential units ranging from studios to spacious four-bedroom apartments, alongside 35 townhouse units featuring private front gardens or rooftop terraces. The newly released homes further expand the opportunities for buyers seeking contemporary living in one of Prague’s most desirable neighbourhoods.
"The completion of the substructure marks one of the key milestones of the entire development. JITRO is now becoming a visible part of Vršovice and is beginning to fully reveal its architectural vision. Construction of the above-ground floors is progressing at full pace, with the new building gradually shaping the character of the neighbourhood. Designed by QARTA Architektura, the project responds sensitively to the surrounding urban fabric while introducing a contemporary approach to city living, with an emphasis on high-quality architecture, functionality and long-term sustainability.
In addition to a wide range of thoughtfully designed layouts, JITRO will offer extensive shared amenities, including a communal rooftop terrace, wellness facilities with a sauna, a fitness centre, bicycle storage and a laundry room. A defining feature of the development will also be its townhouses, offering residents a greater degree of privacy.
"Our ambition is to create homes that feel naturally connected to Vršovice while providing a high-quality living environment that reflects the expectations of modern urban life. We are particularly looking forward to the installation of the prefabricated façade on the upper part of the building. It was developed specifically for this project and will begin to take shape alongside the structural works. The raw character of the massive concrete frames will give the building a distinctive identity," adds Lukáš Němeček of QARTA Architektura.
The location near Kubánské Square has long been regarded as one of Prague’s sought-after residential addresses. Residents benefit from excellent transport connections, a wide range of amenities, a vibrant food and café scene, and numerous green spaces for leisure and outdoor activities.
The project is scheduled for completion in the second half of 2027.
