Where can investors find opportunities, and what determines the long-term value of a property? Petr Pospíšil, Director of our Brno office, explored these questions at the Big Money 2026 conference. He shared his experience of transforming individual buildings and larger urban areas, alongside his perspective on the potential of Brno’s property market.
The panel, “Real estate as an investment: where value is created and new opportunities emerge”, brought together perspectives from property development, the real estate market and investment funds. Petr Pospíšil stressed the importance of looking beyond a property’s current price and yield. Its location, future use and the risks an investor needs to account for are equally important.
“In my view, value is not created simply by buying a property and waiting for the market to rise. Investors can create a significant share of that value themselves,” said Petr Pospíšil. This approach underpins our work at PSN: we identify potential and realise it through refurbishment, changes of use or new development.
One example is Brno Jedna on Plynárenská Street. We are giving a former industrial site near the city centre a new purpose, bringing together homes, services and amenities for everyday life. This kind of transformation creates value for both individual properties and the surrounding area.
Brno has strong foundations for further development. Universities, technology companies and investment in infrastructure attract new residents and support demand for homes, offices and services. Identifying opportunities therefore means understanding who will be using an area in five, ten or fifteen years’ time, and what they will need from it.
