Koh-i-noor

The New Chapter of the Vršovice Factory

A new chapter in the story of Vršovice is unfolding at the historic site where the Czech patent for snap fasteners was born. The former Koh-i-noor factory complex is being transformed into a vibrant urban space that connects its rich industrial heritage with a contemporary vision for the future.

A new residential and public space covering nearly 2 hectares

Natural integration with the surrounding development

A mix of housing, services, and leisure amenities

A place for daily living and community gatherings

A site that serves as a lively, integral part of the neighbourhood

Respect for the Historical Character of the Site

Industrial Identity

The site's history is reflected in every detail, forming the foundation of its new character.

The Iconic Factory Chimney

The landmark of the complex will be preserved as part of the Vršovice skyline.

Heritage-Protected Buildings

Two historic buildings will be carefully restored, maintaining their original character.

Preservation of Atmosphere

The original spirit of the place is preserved, seamlessly transitioning into the site's new chapter.

A Place to Live, Connect, and Inspire.

The project's vision is to create a space welcoming to everyone—both new residents and existing neighbors. The formerly enclosed site will be made accessible, with new pathways and street connections, expanding and enhancing the district's public spaces.

The area will feature:

Cafés, restaurants, and a variety of dining options

A unique factory hall space suitable for retail

Shops offering unique products and services

A vibrant courtyard with abundant greenery and a quiet area

Sustainability and Respect for the Surroundings

The project integrates modern solutions that respect both the historical character of the site and the needs of today's city. Greenery on the roofs and in the courtyard will help cool the area on hot days, and water retention systems will enable efficient water management. The urban design aligns with the existing neighborhood structure, supporting its natural development.

The transformation will bring a visible change for current residents - instead of a dilapidated, closed site, there will be a well-organized, revitalized space that enhances the area.

Professional Vision

The Koh-i-noor project is led by PSN, a company with over 30 years of experience in both urban reconstruction and new construction. Its portfolio includes notable projects such as Palác Dlážděná and the Vanguard Prague development.

The architectural design for the revitalization comes from the acclaimed studio Jakub Cigler Architekti, renowned for transforming urban spaces. Their work includes the redevelopment of Moskevská Street, the revitalization of Wenceslas Square, and the Savarin Palace project.

The Koh-i-noor area will be revitalized in carefully planned stages to minimize disruption to the surrounding neighborhood. The aim is to create a space that integrates seamlessly with its surroundings while supporting the continued growth and development of Vršovice.
