A building that once connected Prague to the world is set to take on a new role. The former intercity telephone exchange on Fibichova Street in Prague 3 will be transformed into premium rental housing with services and an active ground floor. The project, which we are preparing in collaboration with Jakub Cigler Architekti, will bring new life to this distinctive historic structure and reintroduce it into the everyday rhythm of the city.
The building, designed in 1926 by architect Bohumír Kozák, served for decades as part of Prague’s technological backbone. In recent years, however, it has remained largely closed off from its surroundings. Reopening the building and reintegrating it into the fabric of the neighborhood is one of the project’s key ambitions. “Buildings like this should not serve as mere backdrops. They should be places people are drawn to. We see the revival of the former exchange as an opportunity to create a strong urban address with character and long-term value,” says Štěpán Smrčka, Development Director at PSN.
The architectural concept is rooted in a deep respect for the building’s original form. It preserves its monumental character, distinctive features, and generous interior spaces, while introducing new functions aligned with contemporary urban living. The result will be 116 residential units in a range of layouts. At the same time, the project is not defined by architecture alone. Equal emphasis is placed on services and the overall living concept. The building will feature a reception and concierge services to support residents in their day-to-day needs. Wellness and fitness facilities will also be included, along with a shared rooftop terrace with a sauna and views over Prague. An active ground floor will open the building to the street.
The ground level will offer commercial spaces primarily intended for gastronomy and café concepts, naturally complementing the character of the area and creating a new place for social interaction. Fibichova is located on the edge of Vinohrady and Žižkov, just a few minutes from Jiřího z Poděbrad Square. The location combines a strong residential base with a wide range of amenities and a vibrant гастрономic scene. The project builds on this character and takes it further.
Construction is scheduled to begin in summer 2026, with completion planned for autumn 2028. Fibichova will once again take on a meaningful role – this time as a place for living, meeting, and everyday urban life.
