Over the past decade, Prague’s Vršovice district has transformed into one of the city’s most authentic and vibrant neighbourhoods. It is here, on Litevská Street, that the new residential project JITRO is taking shape – sensitively building on the character of the area while presenting a vision of contemporary urban living.
The architecturally refined design by QARTA Architektura places emphasis on detail, high-quality public space, and a natural sense of community. The project has also received the Architects’ Award as part of the Real Estate Project of the Year competition. We asked Lukáš Němeček, co-author of the project, five questions.
1. JITRO is located in Vršovice – how important was the context of the area to you?
In recent years, Vršovice has evolved into an authentic and attractive “city within a city” inside Prague. The JITRO residential complex will also be situated in a location that offers both ample space and tranquillity – ideal for community-oriented as well as private living.
2. Housing today often needs to balance privacy and community. How did you approach this challenge?
We expect the project to attract residents who want to become part of the local community. In this respect, JITRO truly offers something for everyone. Buyers can choose units with beautiful views on the upper floors, apartments facing the internal shared street, or private townhouses set within the quiet inner courtyard – ideal for those who actively seek community life. Ultimately, it is up to each individual, including whether they choose to make use of the shared spaces within the building.
3. What were the main architectural principles you established for the project?
The design takes advantage of the meeting point between the traditional urban block structure and the modernist housing estate typology found in the area. We therefore followed these urban principles – respecting the strong axial arrangement of the surrounding environment while maintaining the original block enclosure. An unexpected element is the insertion of an internal row of townhouses. The main building is formed through a carefully considered composition of volumes, referencing modernist solutions in the neighbourhood.
4. How did you work with the concept of townhouse units within a traditional block structure?
The townhouses are positioned inside the development, within the quiet inner courtyard. They define a shared internal street – a green, community-focused part of the project – while being naturally shielded from the surrounding streets. Urbanistically, they connect to and complement the neighbouring urban villas on Omská Street. The scale is pleasant, human, almost intimate – like living in a park at the heart of the city.
5. Which detail or moment in the project do you consider key, and why?
In addition to the distinctive form of the aforementioned townhouses, the attention to detail and the choice of materials are essential. The striking, unconventional façade will be constructed from prefabricated elements. We devoted considerable care to its design, and it lends the entire project a unique character.
