PSN acquires a large-scale site in Brno from E.ON and will restore its residential function

Through its Brno branch, PSN is finalising the acquisition of two extensive sites in Brno currently owned by the energy company E.ON. The transaction between two strong brands confirms PSN’s long-term strategy focused on the revitalisation of urban locations and further strengthens its position as one of the leading players on the real estate market. The majority of the buildings are located on Cejl Street, while additional properties are being acquired in the immediate vicinity of the emerging Brno Jedna project. In total, PSN will transform brownfield sites covering an area of six hectares into a modern residential district that will combine original apartment buildings with contemporary residential development. On the newly acquired plots, spanning 1.5 hectares, the developer plans to build up to 400 apartments.

PSN was selected for the transaction from among several bidders. Negotiations regarding the structure of the acquisition lasted approximately six months, with the agreement itself being finalised in the subsequent period.

“This acquisition is a confirmation of the trust placed in us and of the quality of our work. We therefore value all the more that we were selected in competition with other interested parties. Cooperation with companies from the E.ON Group represents the coming together of two strong and respected brands,” says Pavel Citta, Head of Acquisitions at PSN.

The site has a rich history dating back to the First Czechoslovak Republic, when it originally served a residential purpose. In the decades that followed, it was used primarily for administrative and operational functions, including warehouses and technical facilities. The transaction also includes the listed building at 5 Plynárenská Street, which housed the city’s second steam power plant between 1878 and 1897. Until now, the entire site has been a closed area. PSN plans to restore its original residential function and develop a residential project complemented by an exceptional housing concept that has no equivalent in Brno to date.

“Our aim is to work sensitively with the site’s history while at the same time delivering modern urban living with high added value. We want this area to once again become a natural part of the city, and we would like to introduce globally popular loft-style living to the Brno market in the future,” adds Petr Pospíšil, Director of PSN’s Brno branch.

Companies belonging to the E.ON Group (distributor EG.D and E.ON Česká republika s.r.o.) view the transfer of the site as a natural step in the next phase of its development. _“We are pleased that the site is being taken over by an investor with a clear vision and experience in transforming similar locations. We believe the project will bring high-quality new housing to Brno and a meaningful use of the area. Negotiations with PSN followed a predefined schedule, and we are glad they were conducted constructively with a single goal in mind – reaching an agreement,” _says Pavel Čada, Managing Director of the distribution company EG.D, which is part of the E.ON Group.

The acquisition is the result of close cooperation between PSN’s Prague and Brno teams and aligns with the group’s long-term strategy focused on the renewal of valuable urban locations and their return to active city life.
