Does it make more sense today to renovate existing buildings or to develop new ones? This question was one of the key themes at the RE-VISION conference by REMSPACE, where Jaroslav Macháč, Head of Sales at PSN, also took part in a panel discussion.
The panel titled “Re-use or New Development” addressed a pressing dilemma faced by developers, investors, and cities alike. The reconstruction and revitalisation of buildings are increasingly coming to the forefront – not only as a response to limited new construction, but also as a strategic approach that significantly shapes the future of urban environments. The discussion focused on the key factors influencing decision-making today: project timelines, economic viability, sustainability, and the technological possibilities of modernisation. It also raised the question of whether reconstructions truly represent a faster alternative – or whether they in fact bring greater complexity compared to new builds.
Another important topic was the outlook for 2026, which is expected to bring a modest revival in new development – estimated at around 160 000 sqm of new space. At the same time, interest in reconstruction and the re-use of existing buildings continues to grow, becoming an increasingly important part of urban development. The discussion also touched on the shift in client and tenant expectations. While new developments were once the clear preference, there is now a growing demand for well-executed revitalisations that combine the character of original architecture with contemporary standards.
The panel also included specific case studies and examples of best practice, demonstrating that the decision between re-use and new development is never universal – it always depends on the context, location, and target audience.
