We have obtained a final building permit for the Vinohradská 8 project in Prague and have simultaneously launched sales. After more than two years of permitting processes and the completion of a technically highly demanding demolition, the project – developed in partnership with Penta Real Estate – is now progressing into the construction phase. The site will deliver a mixed-use development featuring residential units, boutique offices, and an active ground floor with retail and gastronomy. Completion is scheduled for Q3 2028, approximately one year after the new tram line across Wenceslas Square towards Vinohrady enhances the area’s accessibility. Total investment is expected to reach approximately CZK 3.5 billion.
The demolition phase represented one of the most challenging stages of the project. It took place in immediate proximity to railway tunnels and required strict control of noise, vibrations, and safety. The excavation pit has now been completed, allowing the project to transition smoothly into construction.
_“We have successfully completed a demanding demolition – protecting the underground railway tunnels and ensuring that broadcasting operations of the adjacent radio station were not disrupted. This part of Vinohradská Street had long been a neglected and problematic area that people tended to avoid. Together with PSN, we now aim to open up the site and transform it into a representative gateway to the prestigious Royal Vinohrady district,” _says David Musil, CEO of Penta Real Estate. “The attractiveness of the location for both residents and businesses will be further enhanced by the new tram line across Wenceslas Square towards Vinohrady, which will be completed shortly before our project,” he adds.

The architectural design is by Jakub Cigler Architekti, who further developed the project based on a new architectural competition and an update of the original concept. The proposal sensitively follows the character of Vinohrady’s block structure while introducing contemporary architecture with an emphasis on high-quality public space, permeability, and urban life.
“There are many reasons why I consider this project beneficial for this part of Vinohrady. Above all, it will reconnect Vinohrady with the New Town after years of separation caused by the north-south arterial road. The project also naturally complements the original block structure and improves pedestrian permeability. I also see the balanced functional mix as very important – an active ground floor with retail, a predominance of residential units, and a smaller share of offices – ensuring the area remains vibrant throughout the day,” says architect Jakub Cigler.
Facing Vinohradská Avenue, approximately 7 500 sq m of premium office space will be created, meeting the LEED Gold certification, in one of the most sought-after locations at the strategic junction of Prague 1 and Prague 2. The offices will also feature a rooftop terrace with exceptional views of Prague’s city centre, including Wenceslas Square. The ground floors will provide facilities for retail tenants across a total area of 1 400 sq m.
Nearly 200 high-quality residential units of various sizes, including seven penthouses, will be developed within a inner courtyard. The project will also offer underground parking, including charging stations for electric vehicles, and will be built with a focus on modern technologies and energy efficiency.
Vinohradská 8 benefits from exceptional transport accessibility, with two metro lines, tram routes, and the main railway station all within walking distance. Accessibility will further improve in 2027 with the completion of the new tram line. The area between Římská Street and Vinohradská Avenue will also become significantly more pedestrian-friendly, with new public spaces featuring greenery and art installations.
