The long-anticipated project Vinohradská 8, jointly developed by Penta Real Estate and PSN, has received its zoning approval. In an exceptional location just a few steps from Wenceslas Square, a mixed-use development will rise, offering high-quality housing, modern office spaces, and new shops and restaurants. Construction will proceed according to the winning design by Jakub Cigler Architekti, with completion scheduled for the second quarter of 2028. The total investment is expected to reach approximately CZK 3.5 billion.
Vinohradská 8 marks a new chapter for a prominent Prague address where the brutalist Transgas complex once stood. The new development will respect the traditional block structure of the Vinohrady district, bringing a natural urban character with a strong focus on architectural quality and well-designed public spaces. The project is the result of collaboration between two renowned developers – PSN and Penta Real Estate. “Vinohradská 8 continues PSN’s long-term mission to revitalize valuable locations in the heart of Prague with respect for their history and current needs. The new development between Římská Street and Vinohradská Avenue will feature publicly accessible plazas with greenery and art installations, naturally linking Vinohrady with the city center. “The architectural and urban design of Vinohradská 8 creates a seamless connection between Vinohrady and central Prague. For PSN, it’s an opportunity to demonstrate that even a large-scale urban project can be both sensitive, elegant, and vibrant,” adds Štěpán Smrčka, PSN’s Development Director.
The project will include a boutique office building with a total area of 7,550 m², complemented by 540 m² of retail, service, and restaurant spaces on the ground floor. Within the quiet inner courtyard, nearly two hundred new apartments will be created – ranging from compact layouts to generous penthouses. Given the prestigious location and exceptional quality, the residences will represent the highest standard of living, with meticulous attention to materials, detail, and overall architectural integrity. New apartments in Vinohrady are a true rarity, making Vinohradská 8 one of the most sought-after residential developments in Prague.
