We Have Obtained the Permit for the Transformation of the Koh-i-noor Complex. Construction to Begin in 2026

We have obtained the permit for the extensive conversion of the former Koh-i-noor industrial complex in Prague’s Vršovice district. One of PSN’s most significant city-shaping projects, the development will transform the historic factory site into a modern urban block with a predominantly residential function.

In the course of 2026, we will present the final architectural design of the project to the public, including the concept of shared spaces and related community features. Preparatory works on the site are expected to commence in the second quarter of 2026.

“Koh-i-noor is one of our most important projects. This permit represents a key milestone that allows us to begin the revitalisation of the entire site. On an area of nearly two hectares, PSN is preparing a new residential and public space that will naturally connect to the surrounding urban fabric. The development will offer housing, services, leisure activities and spaces for neighbourhood life – a transformation that will create a place functioning as a living part of Vršovice. In the second quarter of next year, we would like to begin demolition works and preparations for the construction itself,” says Štěpán Smrčka, PSN Development Director.

Transformation of a Historic Industrial Site in Vršovice

Koh-i-noor ranks among the most significant industrial complexes in the wider centre of Prague. The site’s history will remain visible in every detail. Two listed historic buildings will undergo a sensitive reconstruction preserving their industrial character. The iconic factory chimney will remain the dominant feature of the site and a lasting part of the Vršovice skyline. The original atmosphere of the complex will not be lost; on the contrary, it will become an integral part of its new role.

The conversion will create a new urban block with public spaces, residential buildings, services and community facilities. In total, the site will offer more than 600 units, combining new construction with sensitively reconstructed historic buildings.
